I received this email from Gary Keller this morning about why you should not cut your education budget during a shift.  Good stuff!

so what do you do when a shift happens?  two things:

1.  get out your calendar and ramp up your education. 
why?  several reasons: 

1.)  because it is counter intutive to what average people do.  they cancel education and say they’re spending money.  they’ll pay for this one more than they think.  want to show you’re different and think different?  ramp up your education.  want to show you’re average and think like the herd?  slow down the education.

2.)  because when the market shifts you have to reeducate yourself and others on what to say and do.  your messages and your actions must be rehabbed around the new market and that means discovering what others have learned that works.  I wonder how many team leaders actually know the 5 key steps to making short sales work?  I wonder how many team leaders know the 2 best ways for their agents to go get reo listings?  I wonder how many team leaders know the 5 key objections buyers are giving and exactly how to overcome them?  I wonder how many team leaders even know they don’t know or that they should know?education is the key to knowing what to say and do when the market shifts.

3.)  top agents don’t want you to do things for them - they just want to know what to say and do.  if you want to attract the best and brightest in the industry then simply provide more education.  plus, you’ve also got to demonstrate that you’re one of them.  most team leaders struggle because they’re not seen as a top thinker.  top thinkers focus on educating themselves and those around them to out perform the competition.  the right education is the magnet for top people.  you have to have the events already scheduled if you intend to invite people on the spot to them.  plus, the only way to work with a large market center is to work from a teaching calendar.  we actually run a training company disguised as a real estate office.

2.  now, get back out your calendar and time block for lead generation.  just like we teach agents, team leaders must time block 3 hours a day to recruit and then when in a shift, add an hour at night.  if I’ve had to do it - then I suspect they do to.  my wife commented late last year that she noticed I was working at night again and I told her she was right.  john does his homework downstairs so when he does his……..i do mine in the room next to him.  in a shift we have no choice.  (it’s 9:30 on a friday night and yes I’m writing this.  get my point?) 

real estate is a contact sport.  the one who makes the most contacts comes out on top.

Are you using the Millionaire Real Estate Agent with effectiveness in your recruiting of non-Keller Williams real estate agents?

Are you using the whole Millionaire Series written by Gary, Dave and Jay to increase your associate production and recruiting numbers?

Here are 10 ways to use “weapons of mass instruction” to do the heavy lifting for you:

1.  Recruiting is ALWAYS about MREA.  Every new agent should receive a copy of MREA as the basic “Operations Manual” of the real estate business.  MREA is as pertinent today as ever and should the cornerstone of recruiting/training/consulting in all KW offices.  Because of the price point of a 10 book/month subscription it can be economically given to all recruits and new agents.  To best utilize this subscription a TL will have 2.5 first time recruiting  appointments/ week

2.  Have a MREA/Shift  book club using the 14 week outline going at all times.  Shift book outline will be available within the month.  Invite Recruits!!!!

3.  READ SHIFT!!!!  To be truly effective using SHIFT to recruit you need to know it!!!   Take a day off and get away from the office if necessary to make sure you accomplish this. 

4. Attend the SHIFT tour when it comes to your area as well as bring your agents and recruits.

5. 50 SHIFT books to top agents in area

a. Call for appointment (gives you a GREAT reason to stay in touch)
b. Hand Deliver ( one office is having a SHIFT DAY when agents are committing to had deliver SHIFT to recruits they are talking to. At the end of the day they are all gathering for “Shift Happy Hour” to report the results
c.Wrap in Black/Red paper and mail or deliver to office with invitation to meet or to SHIFT book club.
d. FOLLOW UP, FOLLOW UP,  FOLLOW UP!!!!!

6. Have SHIFT on hand in your office available for your agents to purchase or when recruiting productive agents. 

7. Implement the Breakthrough to Mastery 12 agent guide training in your MC. Invite recruits.

8. Once a month use the Your First Home power-point presentation to put on a First Time homebuyer seminar.  Give a copy of YFH to all your agents and recruits to show them the contribution we make to the consumers as well. Keep a case of YFH on hand at all times as a service to your agents.

9. Once a quarter put on a MREI Investor seminar.  Keep a case of MREI on hand at all times for those agents who specialize in investment properties.  Seek out agents focusing on investors and give them a book.  Also, remember potential investors CAN become real estate agents so view this event as a recruiting event as well.

10.  Do a presentation from MREA/SHIFT/MREI at any service organization you can(ie. Chamber of Commerce, Rotary, etc)  These books are valid in BUSINESS, not just real estate.  You never know who will share the information with a real estate agent or BECOME a real estate agent in the future.

Information Please

Hi guys,

On the the way to Chicago and Seattle and when I get back next week will give you a summary of best ideas I have found along the way.  In the meantime I want to share with you an email I received from Gary Keller this week.  I think it is especially pertinent to our opportunity to change lives as Team Leaders.

The concept of “Information please” made me think of what our agents and recruits REALLY want from us and that the use of the MREA book is so important in giving them what they need.

Hope you are using the MREA book everyday in your recruiting and consulting. The answer to so many things can be found on those 300 pages.  SHIFT will be another source for “Information please” and will continue to help us make a difference to all we touch.

THE OLD PHONE ON THE WALL 

When I was quite young, my father had one of the first telephones in our neighborhood. I remember the polished, old case fastened to the wall. The shiny receiver hung on the side of the box. I was too little to reach the telephone, but used to listen with fascination when my mother talked to it.

Then I discovered that somewhere inside the wonderful device lived an amazing person. Her name was “Information Please” and there was nothing she did not know. Information Please could supply anyone’s number and the correct time.

My personal experience with the genie-in-a-bottle came one day while my mother was visiting a neighbor. Amusing myself at the tool bench in the basement, I whacked my finger with a hammer, the pain was terrible, but there seemed no point in crying because there was no one home to give sympathy.

I walked around the house sucking my throbbing finger, finally arriving at the stairway. The telephone! Quickly, I ran for the footstool in the parlor and dragged it to the landing. Climbing up, I unhooked the receiver in the parlor and held it to my ear. “Information, please” I said into the mouthpiece just above my head.A click or two and a small clear voice spoke into my ear.“Information.”

“I hurt my finger…” I wailed into the phone, the tears came readily enough now that I had an audience.“Isn’t your mother home?” came the question.“Nobody’s home but me,” I blubbered.“Are you bleeding?” the voice asked“No,” I replied. “I hit my finger with the hammer and it hurts.”“Can you open the icebox?” she asked.

I said I could.“Then chip off a little bit of ice and hold it to your finger,” said the voice.After that, I called “Information Please” for everything. I asked her for help with my geography, and she told me where Philadelphia was. She helped me with my math. She told me my pet chipmunk that I had caught in the park just the day before, would eat fruit and nuts.

Then, there was the time Petey, our pet canary, died. I called,Information Please,” and told her the sad story. She listened, and then said things grown-ups say to soothe a child. But I was not consoled. I asked her, “Why is it that birds should sing so beautifully and bring joy to all families, only to end up as a heap of feathers on the bottom of a cage?”

She must have sensed my deep concern, for she said quietly, “Wayne always remember that there are other worlds to sing in.”Somehow I felt better.Another day I was on the telephone, “Information Please.”“Information,” said in the now familiar voice. “How do I spell fix?” I asked.

All this took place in a small town in the Pacific Northwest. When I was nine years old, we moved across the country to Boston. I missed my friend very much. “Information Please” belonged in that old wooden box back home and I somehow never thought of trying the shiny new phone that sat on the table in the hall. As I grew into my teens, the memories of those childhood conversations never really left me.

Often, in moments of doubt and perplexity I would recall the serene sense of security I had then. I appreciated now how patient, understanding, and kind she was to have spent her time on a little boy.

A few years later, on my way west to college, my plane put down in Seattle. I had about a half-hour or so between planes. I spent 15 minutes or so on the phone with my sister, who lived there now. Then without thinking what I was doing, I dialed my hometown operator and said, “Information Please.”

Miraculously, I heard the small, clear voice I knew so well.“Information.”I hadn’t planned this, but I heard myself saying, “Could you please tell me how to spell fix?”There was a long pause. Then came the soft spoken answer, “I guess your finger must have healed by now.”I laughed, “So it’s really you,” I said. “I wonder if you have any idea how much you meant to me during that time?”I wonder,” she said, “if you know how much your call meant to me.I never had any children and I used to look forward to your calls.

I told her how often I had thought of her over the years and I asked if I could call her again when I came back to visit my sister.“Please do”, she said. “Just ask for Sally.”Three months later I was back in Seattle… A different voice answered,“Information.” I asked for Sally.

“Are you a friend?” she said.“Yes, a very old friend,” I answered.“I’m sorry to have to tell you this,” she said. “Sally had been working part-time the last few years because she was sick. She died five weeks ago.”Before I could hang up she said, “Wait a minute, did you say your name was Wayne?” “Yes.” I answered.“Well, Sally left a message for you.. She wrote it down in case you called.Let me read it to you.”

The note said, “Tell him there are other worlds to sing in.He’ll know what I mean”I thanked her and hung up. I knew what Sally meant.

Never underestimate the impression you may make on others.Whose life have you touched today?Why not pass this on? I just did….Lifting you on eagle’s wings. May you find the joy and peace you long for.Life is a journey … NOT a guided tour.

Hello dear friends,

Well I am off again for another MREA adventure.  This trip includes Dallas, Detroit, Columbus, Denver, Chicago, and Seattle.  My goal is to try to send you great ideas I pick up from the road to help your recruiting and training efforts with MREA and our other great books.

First idea came from Eileen Morelli, San Jose, CA and Linda Fair, Raleigh NC.  They have their agents bring their MREA book to all Team Meetings and they take the first 10 minutes to feature a specific part of the book.  They call these “MREA MOMENTS.”

Second, Maggie Crosby, New Bern NC, just put on a “First Time Homebuyer Seminar” using our Powerpoint on www.millionairesystems.com and it was a huge success.  Here are her comments: “In instructing the class, it was an amazing transformation to watch the Buyers and their “Buyer’s Agent’s” sponsors bond throughout the excercises and discussion in this class.”

After the seminar two of the participants went under contract for their first home with new confidence and excitement. 

Remember Maggie has also been VERY successful using our MREA Book Club outline for recruiting with over 10 people joining her Beaufort, SC Market Center because of their participation. Feel free to contact Maggie at maggiecrosby@kw.com for more scoop.

Julie Brown, TL from Las Vegas says: “We are seeing so many very desparate (and great agents by the way) slipping into the dollar survivial mode.  Is there a conversation other than training and education that will make sense to them?

My suggestion is that your first discussion would be to ask about their Lead Generation Model.  While the commissions may be fewer and smaller the one thing they can control is their lead generation efforts.  Maybe it is time to discuss page 138 wtih them and see what they currently have in place. T en refer to page 137-149 to help design a lead generation program that works for them.

I am so excited about my new “blog.”  Quite a stretch for someone who use to consider herself “technologically challenged.”  It is amazing how easy technology can be if you just T.R.Y. (page 294, MREA).
